4. Pre-approval – not from Mortgage Broker, must be Direct Lender or FHA Scorecard Certificate or DU/DO Underwritten

5. Copy of deposit check must be included.

6. Proof of down-payment required for ALL CASH offers and large down-payments

ADDITIONAL INFORMATION:

• Communication via email is preferred; reo@vitosells.com

• Please do not ask what other offers look like. Seller’s policy prevents us from disclosing this information. Just do the best you can.

• Response time from seller varies from 1-3 days business days. Month end may take up to 5 business days.

• Counter offers are verbal. They do not see the offer until acceptance. Upon agreement, seller/bank gives an addendum restating the terms which the buyer must sign.

• If your office requires additional disclosures, get them to me when Counter/Addendum is returned. I am not allowed to submit anything for signature after the offer. Seller will not sign.

• Limited disclosures will be provided.

• Seller chooses Title, Escrow, and Home Warranty company (if granted). Seller’s Title and Escrow Company is usually in another city so plan accordingly for additional delivery/courier days when getting ready to close.
